You can't fire me!  You work for me!

Interesting conversation in the office the other day.  One of our newer (new to the business) agents was grousing about a Seller she's working with.  From the sounds of it, this Seller is running her ragged, undermining her and just plain not Picture of You are Fired sign"getting it".  The other agents were giving her tips on how to placate the Seller, make her happy.  I couldn't help myself, I had to chime in.

"Fire her."

Stunned silence greeted my comment.  Like deer caught in headlights they looked at me.  To be fair, maybe it wasn't the comment, maybe it was the new hairstyle.  I'm trying to bring wings back -- the 70's were good to me, maybe if I go back to dressing and looking like I did then, the good times will roll again. 

I digress.  My apologies.

Finally one of the agents sputtered, "Fire her?  You can't fire a Client!"

The heck you can't!  My listing agreements all have a clause in them which states, Either party may cancel this agreement with 24 hours written notice, after the first 30 days.

I tell Sellers right up front, if we're not working well together we can, and should, end this agreement.  If you won't allow the home to be shown, or you aren't doing your part to help get your property sold, I can't afford to waste my time, money and energy.  If you're going to constantly tell me how to do my job, and in the process, keep me from doing my job -- because I'm spending so much time dealing with your daily requests to update the pictures (Don't laugh, I had a Seller do just that.  She would send new photos of her house every day, sometimes twice a day and insist we change them in MLS, Trulia, Zillow, etc.) we're going to part ways.

I don't know what the agent in my office decided to do.  My comment left her flummoxed, no one had ever mentioned she was allowed to do that.  We spend so much time talking about customer service, we forget why most of us entered this business in the first place.  To be our own boss!  And that means we CAN fire a Client.

I completely concur and have had to do this a few times in the past 27 years.  Sometimes, it simply is the best solution when the client sabatoges your efforts (won't show the house, for example) or refuses to acknowledge the reality of your well-founded advice.  It feels good too and frees you up to work on more promising challenges!

Just knowing that it is possible to turn down a listing, or to terminate a listing agreement that is just not working out is a great feeling.  Some transactions are better served by other agents.

YES! We work too hard to waste our time spinning our wheels on unrealistic seller (or buyer) demands. Much better to fire the unresponsive client and put that energy into getting better ones.

Way to knock'm down, Trish. 

Nobody needs that, and, if more Realtors were like you, there would be less clients that think it is their right to act like jerks, and then get away with it. 

On a whole, way too many Realtors are "push overs"; bending over way to far out of the fear of their clients' wrath.  More of us should practice "hitting the road" more frequently.  It just may prove to be beneficial to our health.

It is especially important for sellers to cooperate when the Realtor is helping them with a short sale. If the seller is non-cooperative, we can't help them. A polite and professional termination letter needs to be sent to them.

I have never had to fire anyone - I guess I'm lucky.  It's a two way street and expectations discussed up front are critical for both sides.   Perhaps this new agent could "shadow" a seasoned agent to see how that person might handle a very difficult situation.  We all know - this is not the last of a "difficult" client and helping to work through it might make her/him a better agent in the long run.

Dawn ~ "Firing" a client should always be a last resort.  It's not something an agent should do until all other options have been attempted.  But sometimes, in spite of all our efforts it's best to just move on.

I just let one go that took up 3months of my time "preparing" to list a WF tract. Long story short they emailed 4 days after finally listing to say they need to withdraw the property and "reevaluate" the listing price. The reason was "other agents called and said it was too low" and "someone with the county who we can't even mention said a simlar tract was selling for 3 times our list price".

I've lived on the lake where the tract was located and have seen land prices plummet in the last 4 years. After explaining it would be best if we just cancelled the listing, they pleaded to just wait and see "what new number we come up with." I told them we were almost twice what it should be listed for, already, they changed the list price on our listing contract before MAILING it back(that's right no email, no fax but snail mail) and this was 2 months after I sent the paperwork to them.

All this and I had to open the roads up myself with a chainsaw and pull out some yahoos trespassing on the property who got stuck. Also, they had already been through 3 other agents and I heard nothing but negative stories from the rumor mill. I never had a good feeling about any of it and there's the point. Trust your gut and stay away from people who constantly second guess not only your decisions, but their own.

Tish, you are right on.  I was taught early on that it is okay to share with a Buyer or Seller that I was not able to meet all of their expectations and to wish them well.

Although I've never actually "fired" a client, I have talked them out of selling their home if they were not prepared to get behind the process. As to being "bullied" by a client as your newbie agent evidently was? No, I just won't let that happen. It's a mindset.
