We Can't Get Your Credit Report for Another Week, but You Want me to Show You Homes?

I met a new client the other day while I was showing a rental to my clients in Rancho Cucamonga.  They came through really fast, as my clients were leaving and asked to quickly run through the home to see it...after they did, I got their information and immediately started working with them to get applications completed, paystubs, etc.

Now...a few days later, looks like they want to go out before they get their credit report to me.  Why can't they have me pull it through one of my sources, I ask?  They are not really telling me.

I also suggested that since they have less than 600 FICO scores, that we send the credit report possibly to listing agents on properties that they are targeting, along with their financial package to see if the Landlord would be accepting of their "package".

They told me they had someone else pulling a new credit report and it would be ready, most likely, in another week.  Meanwhile, they want to go out and me to show them (they gave me a list of 15 properties, then narrowed it down to 10).

It looks like I may be referring them to another Realtor, or waiting until we have the credit report (new one), due to previously scheduled appointments and then showing them their desired "list". 

What would you do and why?

Could be a few things?  Perhaps they are considering buying AND renting and have a mortgage company pulling their credit?  Each time we pull credit, it reduces the FICO a couple points, so it's possible another professional advised them not to have their credit pulled elsewhere?

Then again, perhaps they are just being shady...I've seen an awful lot of that, too.

I would hesitate to refer them to another agent for fear of that agent retaliating.  Alternately, I would simply raise my right hand and wave goodbye.

If your normal practice is that you don't show properties without a credit report in hand, I would tell them so and make appointments for the day after they are to receive their report to show the listings.

If you do normally show listings without a credit report, you must ask yourself why you're not willing to do it with these clients.

Todd. I'm very serious about who I work with too. We all should be.

I think John is on to something. Folks fear having their scores looked at thinking i will hurt them. I tell them to print out a copy and use it for a few days or weeks as needed to reduce the hits.

I would have to probably talk to them and try to explain my point of view and how they'll benefit from knowing what their price range is and not wasting their time by showing them homes that aren't a good fit.

I'd recommend they talk to a loan referral partner I work with.  If they're not willing, then I'd not show them 10 houses!  Or, in the alternative, I'd ask to talk with whomever they've been working with and get the low-down on their ability to purchase.

I'd also be leary of people glomming on to me when I'm showing a house.  They seemed to have come out of the woodwork.  I do NOT show people who I don't know, or vetted, or scrubbed ANYTHING.  When I'm with a client, and someone says "oh, can we see the house" I'd wonder what crack they crawled out of.  I'd not show them property . . . they could be using you to case the joint.

 Good luck. In my market (sales only) it is common to get preapproved before showing property. Not willing to spent 15 minutes on the phone with a lender? Then you certainly are not ready to spend all afternoon looking at homes.

Doug...Great point!  I'm trying to find out more info - hope to have a response from clients, soon.  I'm hoping they can get that credit report soon...they have one that is 6 months old...
