Whose On Your Team?

There are a lot of people required to successfully conduct a real estate transaction in today's market climate.  A good Realtor brings you not only his/her own services, but also the services of a team of trustworthy, competent, and fair professionals to make the transaction as simple and troublefree as possible.

Who are these professionals?  Here's a list of professionals and what they do:

1) Realtor-The Realtor's task is to bring sellers and buyers together through marketing and service and to help the parties negotiate a successful real estate transaction.

2) Loan Officer-The loan officer works for the buyer to pre-qualify them so they can make an informed purchase, process the loan in a timely manner in order to facilitate a quick closing, set terms and limits appropriate for the buyers, and serve as point of contact in the servicing of the loan.

3) Title agent/attorney - The title agent verifies that the property being purchased is free and clear of all liens or claims and can be transferred free and clear to a new owner.

4) Home Inspector - The home inspector inspects the physical property and improvements to determinre if their are conditions in the property that would effect safety, value, or re-sellability.

5) Appraiser - The appraiser is hired by the bank to determine that the value of the home on the current market meets or exceeds the sale price.

6) Contractors - All types of contractors come in to play to meet home inspection or other contingecies on the home.

7) Closing Agent/Attorney - In my state Wisconsin, the title agent closes the property with the Realtors, but in other states an attorney must be present.

8) Insurance Agent - The bank will require home owners insurance in order to protect their asset (your home), so an insurance agent will need to quote you a price for home owners insurance effective at 12:01am the day of closing.

9) Home Stager - The home stager prepares your home for market by organizing each room to it's optimal presentation.  Many also take superior marketing photo's of your home.

When you go to buy and sell your home or property don't take for granted that you can put a sign in the yard and just get it done.  It's complicated, so find a Realtor who can bring a team to your aide.

You are missing a vital member of the team - Home Stager.  They go where no Realtor dares to go and preserve that key component of communication with the agent.  Without a Home Stager on the team - homes are not going to show as well and are not going to sell as fast nor sell as high. Every other element of presentation and sales will be affected.  Statistics show that staging is a proven marketing technique - and it works.

Have the home staged before MLS photos - some stagers take those as well .

We Stagers want to play ,too.!!!!

Kathleen, welcome to the game.  It's my bad.  Here in Eau Claire I know of two stages to serve over 600 Realtors.  It hasn't caught on yet.  I'll edit the post to include you.
