I have had this property for quite some time now.  When I first listed it we were a bit higher on the price.  I also found out that the property was "non-conforming". My customers owned 2 quarter acre lots side by side in a small area that was zoned 1 home per 10 acres.  The reason for this is about 40-50 years ago the developer (or farmer), who decided to split this property up into small lots, never completed the rezoning process.  Volusia County informed me that in order for a future buyer to be able to build on a lot of our size, we would have to combine to 2 quarter acre parcels together.  So now the total piece is about .57 acres.

The property is high and dry as far as I can tell.  One of the exciting things about this property is that the County Assessor values this property at about $63,000.  As you know, the assessed value is always far below market value. 

Another great thing about this property is that it is situated right in between Pine Ridge High School Pine Ridge High School and the new elementary school, school "Y", which is scheduled to be open for the 2008/2009 school year.

I spoke to the contractors that are building the school and they told me that there is going to be a sidewalk running down the east side of Howland, which would make it possible to walk all the way there.  Both schools are less than 1000' from Tennessee ave.


Finally,  Shopping is very close.  The property is about 1.5 miles from a brand new Wal-mart supercenter.
