It is so hard to effectively price a home in a semi-rural area. There is so much difference from house to house and property to property that it is difficult to find truly comparable properties. Home owners seem to have a difficult time understanding the value of location and expect to get city prices. Often, they price their homes too high and have to wait a year or maybe two for a sale. In the end, they accept a price that is probably lower than the offer they would have had many months sooner, if they had realistically priced their home.

Donna, this is very true. There's also the fact that all land is not equal in semi-rural areas as well, and some will be more sought after than others.

You are absolutely right. I've seen people who have inaccessable or unusable waterfront expect to get nearly the same price as top quality waterfront land. They expect buyers to be unsophiticated and not know the difference. That's why it is so important for buyers to protect themselves by working with a good agent.
