At the time of writing (March 8th, 2011), there were 126 detached single family homes for sale in San Ramon, CA (about the same as a month ago) and 79 condos and town homes etc. (an increase of almost 50% on last month). We generally see more new listings coming on in February and March, so the condo figures are not really as dramatic as they sound but there is a real shortage of single family detached homes for sale in San Ramon.
      The numbers of sales of detached homes agreed in San Ramon was significantly higher than in January with the result that there is now less than 2 months supply. No wonder that multiple offers are becoming commonplace with many buyers wanting to get in to contract in time to get their children registered in school for the next term (and to lock in the currently low interest rates).

      The market for higher priced homes (above $1.2m) is still slower than the mid-priced market but if you are a San Ramon home seller in the under $1m price range and you are planning to sell this month, you should anticipate agreeing a sale very quickly provided that your home is desirable and priced at market value. If you don't get an offer within a couple of weeks it is extremely likely that your home is worth less than you think.
