February 2011 Highlights for Scottsdale AZ Homes for Sale:

  • Active Scottsdale Homes for Sale: The number of active homes on the market continues to declined over the month to 2,488. This was a 4% decrease over January's figure and below the 12 month average of 2,655. 
  • Pending Homes Sales in Scottsdale: Pending home sales saw another nice uptick in February. At the end of the month, there were 530 pending home sales. This is the highest it has been since June of 2010 and surpasses the 12 month average of 515.
  • Scottsdale Homes Sold: Home sales saw a nice rebound over a slow January. 382 homes sold in February, a 17.9% increase over January. The 12 month average for home sales is 375.
  • Sales Price to List Price: 92.5% This is a pretty representative figure for this statistic. We usually see this in the low 90% range.

Scottsdale homes sales for February 2011 were very promising. Inventory was down and pending sales and actual home sales saw nice increases. In fact, this is a first time in a while where both pending sales and actual sales exceeded their 12 month averages. And, since the pending figure was so strong, we can hope for strong home sales figures in March 2011.
