Increasing Little Egg Harbor Home Prices-You're Kidding Right?

Some interesting news from the Little Egg Harbor homes for sale report this morning. There were 6 Little Egg Harbor homes for sale that had price changes.  That's not new in intself, but three of those Little Egg Harbor homes for sale actually upped the asking price!

While I'd say the prices of homes sold in Little Egg Harbor seem to be stabilizing, I certainly don't see any reasons for increasing the asking price.  None of these homes is listed as a short sale, so it's not a matter of a third party calling the shots.  

Two of the homes are Little Egg Harbor waterfront homes.  Perhaps the owners don't feel the need to sell, or believe a buyer's agent representing vacation home purchasers won't look at the listing history.  

I, for one, have a lot of questions about the price increases.  Can you tell me about all the improvements you've made since listing the property to justify a price increase.

I have seen some sellers drop prices to under market, realize it hasn't made a difference so go back up to where the market value is...Could that be the case Laura?

Michael-I couldn't agree more.

Rene-I don't think that's the case here, I think they were above market value to begin with, and seller's think that homes are worth more as the summer approaches!

Laura, It sounds like the folks waiting for the prices to bottom out in your market, have already missed the boat. But buying now means you can ride the values up.

Carol & Steve-The problem is that sold prices haven't gone up!  And increasing the price of a home that's been on the market with no takers makes no sense to me!

Good post. We expect to see some prices raised in Maryland as the inventory decreases. Purchasers that defer their decisions will face higher prices and higher interest rates.

 Life is better when there are flowers to photograph!

Laura...I have seen I am seeing more multiples and with that a few raising the price.  Not a lot, but a percent or two.
