Open House  What did he just say????? 

Fed up with all of the negative publicity that our industry gets hammered with on a daily basis?  Tired of slow traffic in all of your listings?  You are not alone.  As many who follow my blog already know, I am a contributor to several Real Estate forum groups.  One such forum is Trulia.com.  Recently, one of the regulars proposed the outlandish notion of a coordinated national open house effort.  After patting him on the head for such a cute, naive idea, we eventually began to warm up to it.  Why not?  If someone in Atlanta, Georgia can research active listings in Phoenix, Arizona, why can't we use this platform to promote an unprecedented event to possibly generate some good coverage of our profession for a change ... and sell some houses while we're at it?  We are running with a "Realtors Unite" type of message.  So while this might appear to be an exercise in futility, what do you have to lose by participating?  The target open house date is scheduled for November 4th, allowing time to get the word out amongst our respective spheres of influence and coordinate marketing efforts.  I urge my fellow Active Rain members to visit the site that is being constructed for the event at:

This is a time for creativity, and I am eager for the opportunity to participate to test the reach we possess, if nothing else.  So how about it gang?  I know that I am approaching the right group of dynamic agents to attempt such a hopelessly cumbersome, indisputably far-fetched undertaking.  You wouldn't be blogging and networking here if you weren't willing to push the envelope.  We are currently working the back channels with Trulia to see if they are willing to help with the marketing push.

Think you'll have a good answer when your sellers ask if you hold open houses?  Come on people, we can do this!

Knowing that there will be a national open house on a particular day might be just what a prospect needs to get on a plane and check it out.  One stop home shopping.  Great idea!

Joey:  That is absolutely correct.

Brian:  The marketing is still in its infancy.  We have yet to begin promoting in earnest.  We are very much pushing Trulia to get involved for the obvious mutually benficial exposure (they would get great mileage out of a "Trulia Realtors Unite for Unprecedented National Open House" campaign).  We are exploring avenues for press releases, as I can't fathom the media not at least being mildly intrigued.  Without any notion of the type of participation we will drum up, we really haven't isolated the preferred advertising methods just yet.  This all has come together in only the last 36 hours or so.  I'm all ears if you have any suggestions!

PAUL:  I'll keep checking back to see how things are going.  I wouldn't mind being a part of it.  I'm just not sure how much traffic it can drive to a very specific locality.  But all exposure helps.

Jason & Adam: I have absolutely no idea if we enough time to adequately market & plan, but we're rolling with it anyway.  Worst case scenario, it turns out to be a standard Sunday open house for everyone.  Best case scenario, we generate some national buzz for the industry and possibly get some exposure for the participants from the local media.  If Trulia gets involved, it could be a hit.  If you check out their boards, there is a fair amount of direct interaction with consumers.  Imagine if they rolled our event into their promotion?  I share your skepticism, but the upside far outweighs the downside (none).  Thanks for commenting.

Thanks for commenting, Patrick, I'd love to have you take part in this grand experiment!  Who knows, your local news station might catch wind of this (through a few well placed calls and emails) and want to speak with an agent representative.  Think you'd fit the bill?

Hello Agents:

 Why sit on the fence.  November 4th is a Sunday.  Don't you normally do an open house on Sunday at your location?

 All you have to do is to advertise you and your property in this new, cool website http://www.national-open-house.com/

There is no risk to you, only more exposure.

If you don't have an active listing, do it for somebody else in your office.

Be a part of what makes this a success - we may have to build on it year after year, but why not be the one who started with the first year?

Bill & Joe:  Sign your properties up and help us make this event a success!  As Sylvia mentioned, future events will only get bigger and better.  Get in on the ground floor and you can tell your clients and local media outlets that you were part of the initial push!

By the way, registration for your properties is now automated at the site (www.national-open-house.com).  Input your property's information, and after one of the site hosts determines that it is a legit entry and not spam, it will be posted to the list.  You can also follow the instructions to post your photo on the home page with a link to your website.  This is great exposure people!  Simply sign up to hold your listing(s) open on November 4th, and start telling everyone you know!
