How much of your business stress is directly linked to your sellers?

Many agents find it difficult to suggest home staging to their clients.  Fear of insulting them and misconceptions about expense are two of the most popular reasons. 

The services stated above are all part of a Home Staging Consult.  A two-hour consult averages $125 - $200, but it doesn't have to cost you a cent.

 Many agents offer a home staging consult as part of their listing service.  Although it's a great way to stand out when competing for a listing, and is well worth the investment...it is my opinion and experience that sellers appreciate it more and take it more seriously when they themselves pay for the service.  

 

 SUGGEST THE SELLER SCHEDULE THE STAGING CONSULT

 

1.  Make it your policy to suggest a staging consult to ALL sellers.  Make it a standard step in the selling process.

  "Staging is a marketing tool that I suggest for all my listings to give them a competitive edge.  It has nothing to do with personal taste or style, it's all about presentation.  The proper preparation increases our odds of getting an offer sooner."

 

2.  Supply stager's contact information.

 "I have a stager that I highly recommend to all my sellers.  She will outline everything you need to know to prepare your house for sale.  A two-hour consult is only $150.  I suggest you call and schedule an appointment as soon as possible so the house is market ready when we list it." 

Woulda, shoulda, coulda...

no need to wonder "What if?" any longer...

the time to let someone else make your job a little easier is now.

Sharon- a well deserved Feature.... this is one of the best "marketing" posts I've read.   And you made very good points..." What if...."    We could help the Realtor with their listings; showing the seller the "whys" of what we do and allowing the Realtor time to focus on what they do best.

This would certainly take a load of stress from agents.    I need to find a really good local stager who doesn't expect to charge a fortune to bring in a lot of stuff that will make the seller uncomfortable.   I keep a stash of useful things and have some ideas, but I'm certainly not a pro at staging.    It's not just good information - it's interestingly presented and memorable.

Sharon - this is an excellent post and I agree completely with your message. I also agree that it makes much more sense to have the homeowner pay for the consult. I currently have two different homeowners who are having consults paid by the Realtor. In both cases they are being completely unreasonable about timing - one is determined to meet at nine at night and the other only has a one-hour time slot available in the next two weeks. (Of course I already have a staging scheduled for that time.) Neither seems interested in making this happen - I believe they were only marginally interested because the Realtor was paying.

Lynn:  It's really too bad.  The agents have the right idea, but if the sellers are not fully on board it becomes more frustrating than anything else.  You may want to have a conversation with these agents and see if they are presenting the idea in the best way...maybe they need a little coaching.  Good luck with these two consults, they should be interesting.

Hi Sharon,

Very persuasive.  Agents who aren't familiar with the 'reasonableness' and low cost of consulting a stager will certainly benefit.  Many who read this probably won't take another listing without enncouraging the seller to do it right.  Great post!

What a great post Sharon! I do work with 2 agents who routinely pay for a Verbal Staging Consultation for their listings and we really haven't had any issues with sellers not following through. I tell the agent to be very clear up front that we work as a team and they will have homework to do if they bring me in and if they are not on board then forget it. . Most sellers want to do everything they can to sell so this doesn't happen all that much..

I think the best way is for the client to pay up front & then the agent can pay them back at closing.. A win-win for all!

Luci:  You are lucky to have the two agents that are willing to pay.  They obviously take marketing very seriously, and trust in your services to make a difference.  It sounds like they have found the right approach with their sellers to assure a postive outcome.  Thanks for sharing your experience!

Well put -- all those faces remind me of a chart I saw during my mothers recent stay in the hospital -- they had her point to the face that best represented her level of pain.  Guess we need a Realtors pain level chart~ :-)

Sharon, you hit the nail right on the head! I love the faces LOL! I had a Realtor client of mine try to do it on their own recently. He managed to talk himself into a corner and swore to me he would never do it again. He'd wait for me LOL.
