Around the World in 24 Hours
This past week I took my buyer around the world in 24 hours.
The buyer was in Europe. The bank was in California. The title company was in Sarasota on the west coast of Florida. The funds were accidently wired to Canada. The bank's signature had to come from Jacksonville, which is northern Florida and the house was in Boca Raton, Florida on the east coast.

Amazing, I know, and this is how it played out.
I got a call from a past client and friend about her friend living in Europe who wanted to buy a home in Boca Raton. He wanted a home that was walking distance to the beach. As a Boca Raton real estate agent, I know this is not always an easy task to find when working within a budget, but I set out to find it.
There was only one bank-owned property on the market that fit his needs that they liked. It was a fixer-upper with good bones. The neighborhood was walking distance to the beach, just as he wanted. The problem was it already had multiple offers. We submitted an offer only to learn that the bank had just accepted someone else's offer. We were too late!
My friend was heartbroken, but I assured her I knew the Boca Raton real estate market would find her another house.
Six days later I got a call at 7:30 am. It was my friend telling me that the house was back on the market. I was out walking my dogs thinking, how does she know this. She told me it was on Listingbook, which I have used for some time, and my friend Philip Faranda wrote a great post on why you should be using it too.
I ran home, double checked and called the agent. (I waited until 8:00.) Yes, it was true. The previous buyers had five days to inspect and get their deposit in. They inspected but never sent the money. The listing agent was still holding our offer and was going to resubmit it - immediately. Yes!
From this point on, it took 24 hours to seal the deal.
The funds were mistakenly wired to Canada, where my friend lives, instead of being sent to the title company in Florida. Accompaning it were tracking forms that were NOT IN ENGLISH. A paper trail was sent to back this up to the title company, which had to then be translated. All of this was accomplished in a 24-hour period!
It was an amazing feat, but the house closed yesterday, one week later. Everyone is thrilled! When I say I took my buyer around the world in 24 hours, I'm not kidding! This was truly global!
