Real Estate Investors - Get Leverage
I have Real Estate Investors contact me all the time about Investment Properties, many of the them want to pay cash.
I have no problem with Real Estate Investors wanting to pay cash, however, right now it is not the best way to buy Investment Properties on a long term basis.
Right now Money is Cheap (borrowing) assuming the Real Estate Investor has the credit and assets to borrow. The Real Estate Investor will get a better Rate of Return on his/her money. Generally speaking the Real Estate Investor is better off buying 4 homes at 25% down than buying 1 home with cash.
Of course this will change when interest rates rise so now is the time to Buy Investment Properties.
Of course there are times when it may be best to pay cash:
- Short Term Flips of Investment Properties.
- Seller wants a quick close on the Investment Property.
- Real Estate Investor has poor credit and cannot get a quality loan.
- Some Real Estate Investors have so much cash they consider getting a loan too much trouble. This is a problem we should all have.
