What's the biggest challenges you have with marketing? For many real estate
agents, it's just getting started, keeping up with it, or the cost.
Usually when business starts to slow down, you might run a few ads, send
out some postcards, work a farm, or make a few calls to past clients. Then when your efforts pay off and you are busy and overwhelmed and have no time for marketing. The cycle starts to slow down again because you haven't been marketing and you have to start all over.
Then there is the cost of it all. You can spend quite a bit of money each month on print advertising, promotionals, websites, flyers, postcards, virtual tours, real estate memberships. You can easily spend down those commissions down to nothing.
When people ask me hows the real estate business, I can honestly tell fantastic and BUSY. I am always swamped and the main reason is that I do most of my business online. Put my name in any search engine and you will find thousands of websites mentioning my name. Look at one of my listings and you can find it on hundreds of pages. I do a little bit of everything but if I had to narrow down the things I do that pays me the best dividends, I would have to narrow it down to these tips.
Number 1.
This one is the hottest tip I could give any agent. I don't usually start off with things that cost people money but this one is without a doubt worth it. If I could only spend advertising dollars on one thing throughout my real estate career this would be the one. I can put my listings in one place, they are syndicated and most importantly the response that I get from clients is fantastic. On a daily basis I get clients asking about properties, setting appointments and asking for listings and I owe a good portion of my income to this one service.

Now many of you are saying, this sounds just like point2 Yes it is, and I do also use point 2 but this brings me more customers.
Which brings us to ...
Number 2. Point2agent.com I use point 2 in conjunction with post your listings because they do syndicate to other services like landwatch.com and the real estate book. I don't get as many leads from this, but it does allow me to save precious time and money from submitting these by hand. They also have a great "listings to go" widget that you can put on your website that will show your listings and any of your networking colleagues (Handshakes)
Number 3. Active Rain Now most of you reading this are already on Active Rain, and many of you will know more about it than I do. But considering how much money I have made from being a member of Active Rain, I have to mention that Active Rain is an absolute must for every real estate agent. This social networking platform goes above and beyond the call of duty. Active Rain allows me to network with and learn from agents, appraisers, lenders, inspectors and investors from all over. You can learn about virtually everything about short sales, marketing, the internet, and area or just plain ole human kindness. Anytime I need to know more about a real estate subject, or have a question, there are people here ready and willing to help. When I get a client in another part of the world that needs a real estate expert to help, I head over to the referral network on AR where I can choose someone that will be a good fit for my client. When I write a blog post it is on all the major seach engines within the hour. My profile can be searched out by state and city, the localism shows clients about any community they could search form.
Active Rain offers individual blogs, groups, places to post listings, forums to talk to people. This is the ultimate real estate support!
Number 4. A website. No matter how small or big, this is a must have.
Pick a domain name indicitive of your area and what you do.

Advertise your website on everything. Business cards, on your email signatures, in forums, in advertising, on promotional items and on your letter head)
