The Incline Village real estate market has a little bit to offer for everyone on the MLS update for the past three days. Moderate price properties take center stage as three of the four new listings are worth a look for anyone shopping between $500,000 and $1 million at low elevation.
Priced at only $510,000 is the rare two-story, two bedroom, two bath McCloud condo at #36. Anyone interested in this property would also do well to take a look at my listing at #48 which has the same floor plan and has been beautifully remodeled throughout.
Moving up to $925,000 is the free standing condo at 777 Freels Peak. The spacious floor plan of nearly 2800 ft.² is divided into three large bedrooms, 2.5 baths, a family on the bottom floor and a wonderful great room on the top floor. Great location across the street from the Village Shopping Center and post office, less than a 10 min. walk to Burnt Cedar Beach.
Coming back on the market with its fourth listing agent but now a dramatically lower price of only $949,000 the is the single family home at 740 Mays Blvd. I think this property will get a lot of interest and probably an offer in the next week or two based on the new asking price. Especially when you consider that the previous asking price was almost $1.4 million for this three-bedroom, 2.5 bath, over 2500 square-foot home on a nearly one half-acre lot in the Lakeview subdivision.
If you don't mind being at a higher elevation off of upper Tyner, then the $200,000 price reduction at 594 Douglas Court is worth a trip up the hillside. The new asking price of $975,000 makes this three-bedroom, three bath, 3149 square-foot home very tempting, and it has been nicely remodeled.
The $50,000 price reduction at #11 L'Ermitage is sure to draw attention from condo shoppers at low elevation. Now offered at only $399,000 and in one of the better locations in the complex, this two bedroom, 2.5 bath, 1504 square-foot Incline Village condo also features a one car garage.
The pace of sales activity on the Incline Village real estate scene continues along very nicely with three more properties going into escrow and two properties closing escrow in the last 3 days. During the past week we had a total of eight properties getting accepted offers, which is a very positive sign for this early in the year.
Going under contract are two Incline Village condos #134 and #52 McCloud both of which are oversized two bedroom properties in good locations in the complex. Also getting an accepted offer is the house that I raved about recently that has been the best high elevation value under $500,000 located at 973 Apollo Way. It may only have 1272 ft.² and no garage, but this three-bedroom, two bath house is located next to a year-round stream in a beautiful private woodsy setting.
Wrapping things up on the Incline Village MLS summary today are the two properties closing escrow. One of my favorites and you read about it here several weeks ago is 1066 Flume Rd. Congratulations to the listing agent for handling both sides of this transaction, the final sale price of $465,000 is unlikely to be duplicated for an Incline Village property with this quality and large lot size in the Millcreek subdivision.
Also changing hands to a new owner is the home at 459 Country Club Dr. I showed this property a couple of times, but none of my buyers had the vision or desire to take on the project. My guess is the new buyer has great plans for this property located next to the championship golf course.
