Escondido Homebuyers Get Pre-Qualified

Escondido HomebuyerI had an old friend call me the other day. She isn’t local and she isn’t an Escondido homebuyer. Nevertheless, she wanted my advice because she was ready to put an offer on a home in another part of the United States. This friend had done all of her research and wanted to write an offer immediately. But, she hadn’t been pre-qualified by a lender. Actually, she had been pre-qualified a few years back, but she hadn’t been pre-qualified lately.

Whether you are an Escondido homebuyer or a homebuyer in another part of the United States, you need to obtain pre-qualification (or even pre-approval) from a lender before shopping for homes for sale or before writing an offer. Of course, that’s not the case if you are paying cash for the property that you want to purchase.

A pre-approval or pre-qualification from two years ago is not going to do the trick when you are buying that home in Escondido or San Marcos. Lender programs and guidelines change all the time. Additionally, a buyer’s personal financial situation is always changing as well. Both of these factors make it necessary to continually be updating that pre-qualification or that pre-approval.

Your local Escondido Realtor® can provide you with the names of some professional lenders whose programs may meet your personal needs. Since agents are constantly working with lenders to get deals closed, a real estate agent is a great source for a lender referral.

Once you have been pre-qualified or pre-approved, then it is time to begin exploring properties available for sale. Below is an interactive map of properties available for sale in Escondido. If you see anything you like or that catches your eye, please do not hesitate to contact me. And, if you have not yet selected a lender, I’d be happy to give you a list of lender referrals in Escondido, San Marcos, and beyond.

Hi Melissa. You are so right that pre-qualification or pre-approval needs to be worked on otherwise everyone is wasting all the time between you all. Great point from the situation with your friend Melissa.

Melissa, One further thought on the subject, make sure you are qualified for certain projects as well, we are running in to non-FHA approved condo sites that require a portfolio loan. So a pre-approval wouldn't help if the lender you went with can't loan on the site you are looking at.

Steve: You are correct. FHA and condos are not always a good thing.

Say it isn't so Melissa!

Say it isn't so. I was pre-qualified two years ago, too.

The truth is people think that the rules apply to some one else. They hairasey to punish those some TV reporter said caused our problems, Go get-em!

People thing that making payments on time means good credit and high scores, indeed it did! That is before scoring.

Scoring so much in favor of the ignorant and the PC doesn't rate credit as much as conformity to the whims of Load Fico!

More than at any time in our past would be buyers must be pre-qualified and preferably pre-approved!

Beat them at their own game get pre-approved now and buy a home! If you have a home make the payments you agreed to! ? Why default and rent less for more to get less?

I still am amazed at the number of buyers who say they want to buy but have not done any work with a lender to see if they can actually qualify and for what amount. There is so much information out there on this topic, yet some buyers just don't seem to think it matters for them. Any why would an agent workw with someone without knowing what they are actually able to purchase?

No matter how many times we (agents) say this, blog this, preach this! It seems so many buyers want to put that step last in their home search process!
