An upside to the downside. Say what? I was just realizing recently that many homes and duplexes have dropped in price enough to make rent profits. Its been quite a few years since you could purchase with the usual low down and have your payments covered by rents.

Now I am noticing some, that after principle,interest,taxes, insurance and maybe garbage paid, you still can make a small profit! Investors and want to be investors its time to step up and put your "down money" where your mouth is. Let the renters buy the building for you. I have been doing this since 1999, but then again that was before the great run up in prices.

Rob, I email my investor clients, on a regular basis, the cost of rent vs buy materials.  It has made several of them, decide to purchase more investment properties!
