What's happening in the Brighton Michigan area?

The Brighton, Michigan area market easily extends over 4-5 townships. I track three of those markets - Brighton itself (city and township), plus Green Oak Township and Hartland Township. The other two townships that many would include in the Brighton area market would be Marion and Genoa Townships. Those two market are further west and north, but are natural bedroom suburbs of Brighton.

Some might object to my treatment of these market areas as being part of the Milford market area; but, I think they are and besides, I live and work in Milford, so that's the center of my world.  

You can find such things as the average and median SEV multipliers at this site. The SEV is supposed to represent 1/2 of the market value for homes, but you'll see that we are running well below 1/2 for homes sold so far this year. You can also find the average and median cost per Sq Ft of sold homes in those areas. All of the areas that I track are running below $100/Sq Ft.

In addition to the current year's number, I've been tracking Brighton for some time (not so for Hartland and Green Oak, which I jusy added this year), sao you can look back over a year or two's worth of data. Data like this is valuable to those thinking of listing, so that you can get a feel for where you would need to price your house to be competitive. For Buyers, this data will give you good insight into what a fair opening bid might be. A lot still depends on things like condition and location, but these averages will help you find the ballpark anyway.
