As I'm sure you know, there was a tsunami warning on Kauai this week, which fortunately turned out to be a ‘non-event' here in Princeville. Unfortunately, the Big Island and Maui did not fare as well - but really it is clearly Japan that needs all our prayers and attention in the aftermatch of their disaster.
Princeville is considered "high ground" - we went out on the bluff about 3 AM, armed with a powerful spotlight, and watched the water for about 15 minutes, finally concluding that we were in no danger. All we lost was some sleep as we stayed up most of the night. This is the third or fourth tsunami warning since I moved here in 91 and thankfully, they have all been inconsequential. There are no new listings this week but three units are back on the market after expiring. Resale Ka'iulani 64 is back on the market at $749K down from $798K. It started out at $949K back when it was first listed in 3/10 and last sold for $861,070 from the developer in 3/08. You'll also see this unit under the price changes. Cliffs 1107 returns to the market listed at $226K, having last sold for $205K in 2/04. Pu'u Po'a 114, which sold for $1.4M in 3/05 is back as a short sale listed at $849K.
There are no new escrows this week. Bank owned ocean view Ali'i Kai 4303 sold for the list price of $386,500 cash. This unit sold previously for $490K in 12/03 and was foreclosed on in 10/10. Finally, the developer sold one of his last two units, Nihilani 2C, for $464K while it was listed for $499K. This unit has been listed several times - it's good to see it finally sell.
Bank owned Ali'i Kai 7101 expired while listed for $359,900. This ocean view unit was purchased for $625K in 4/07 and foreclosed on by the bank in 9/10. We're sure to see this back on the market in short order.
Two Nihilani units were withdrawn, one is the developer's unit 7C which is in escrow and the other is 1A which is a resale listing. 1A sold for $690K in 5/08 from the developer.
On to price changes: Villas on the Prince 30, a short sale purchased for $565K in 3/04, reduced a small amount from $529Kto $525K. Ka'iulani 84 reduced as previously mentioned. Cliffs 2305 went from $313K to $310,500 and last sold for $680K in 6/06. Villas of Kamali'i 33 sold for $649K in 7/04 and also reduced marginally from $809K to $795K.
