I love it when I get calls from folks who are able to stump me! That's right, I LOVE a challenge. After all, if all I ever got were Edmond real estate questions that I had all the answers for, what fun would that be? I'd get way too comfortable and never be pushed outside my little box to learn something new, right?
So, late last week I got a call from a couple looking for information on a neighborhood in Southeast Edmond that they've had trouble getting information on. In fact, they haven't even been able to get in the front gates!It's near their church and "looks like it'd be a really nice neighborhood," but they didn't even know where to start, so they went home, got online and started searching. I guess something they searched led them to my blog and next thing you know, they're calling me for information.
Now, I'm not one to sit there and pretend to know something when I don't, so I told these nice folks right up front that I'm not very familiar with the area they're asking about, but I'd be happy to do some digging and get them the info they need. So, that's what I did today. I got in the car and drove down to the intersection of I-35 and SE 33rd St in Edmond, OK. I guess the Big Man's favor was on my side because when I turned into the entrance, one of the home owners turned in right before me and graciously opened the gate, clearly hoping I would follow them in... didn't even have to wait! I'd driven through this exclusive neighborhood before when it was first being developed, but have never sold any homes in there or researched the comps. It's a beautiful area, with lots of winding streets, hills and trees everywhere... not to mention the gorgeous homes! So once I was in, I did a little driving around, familiarizing myself with the different streets and the various styles of homes. I'd say that FountainGate Estates is probably about 40% built and approximately 50% sold, so there's still a lot of room for anyone looking to build there dream home. There are also 3 homes currently on the market.

As you can see, these are large, custom, high-end, exclusive homes. As I dug further and made a few phone calls, I found that the lots in FountainGate Estates are priced between $85,000 & $125,000.
