Ok. So I know that there are people out there dropping their commission and I don't get why. One of my previous posts was about justifying your commission.

Now, the listing that I took today was previously listed with another agent for 5% according to my customer. Well, my new customer complained that only 5 or 6 people came to see her home during the 6 months it was listed.

I told my client that it was "only" 1% more and that's money in interest that she was losing on the home by not getting it sold anyhow. I told her that I'm a single parent and about my work ethic. I also showed her, because I got the sign in the yard that day and delivered a copy of the contract within 2 hours of getting it signed by her.

I will continue to do things to EARN the money that she is paying me. I believe that the customers should see value in what we do. Many of them do not realize what we go through to earn it. We should remember to educate them!

No one will probably admit to this, but I hear often that people put the listing on the MLS and never talk to their clients again until it expires. Does anyone do that?

Am I the only one who goes out and hands out flyers to everyone I personally know, deliver them to hospitals, human resource places, meet the neighbors and hand them flyers...

What do you do to get the house sold? Do you do Open Houses? Do you do the magazines?

For those of you that have frequent closing miles at the title company...give me a clue. What did you do to market, that gave good results!

Christy - I always use my listing and others in my office as another door knocking opportunity. I take a batch of flyers with me and knock on about 200 doors around the house. I tell the owners to pass the word on to their friends and families - it's a great opportunity to select your new neighbors. And in many cases they will ask you about the house, the market, what you think their house is worth, etc. It may lead to a sale of your listing, new listings and/or referrals. Keep up what you are doing. You will generate leads.

In my market, Craigslist is a great tool to generate buyers. It's FREE!

There are other sites you can use as well. Also try postlets.com

Hey, I use craiglist like it's going out of style. Not many people use it where I live and it gets me more people looking at my listings than any other source of advertising...other than the sign out front and I sometimes use postlets, but I prefer www.vflyer.com. Same concept...just more choices.

Create a web site with the street address as the domain name and post the domain name on your signs and flyer's.  Email it to every one you know and have your clients do the same with their friends and family.  Hold the house open at least one day per week and do things to attract people to it.  Think out of the box, some of the old things are pretty much useless (newspapers).

The best thing I saw in this blog and in the comments was knocking on the doors of homes around your listing..... it is such basic marketing and SO effective too!

THAT can lead to more sales and faster closings!!
