and townhouses. Within the $200,000 - $300,000 price range, Oceanside first time home buyers will find Brisbane. Brisbane is a townhouse style condominium complex in Northern Oceanside. First time home buyers will appreciate that Brisbane homes feel like single family detached homes.
The complex was built in 2003 and there are 3 different floor plans in Brisbane:

The 2 & 3 bedroom units have one car garages, while the 4 bedroom units have two car garages. Additionally the 3 & 4 bedroom plans have small private backyards, which is a real plus for attached properties. The 2 bedroom plan has a first floor entrance and stairs immediately after entering the front door. With the exception of the garage, the 2 bedroom floor plan is entirely upstairs and features a balcony off the living room. The 3 & 4 bedroom units have two story floor plans: garage, kitchen, living space downstairs and bedrooms upstairs.

Brisbane sits on the southwest corner of North River Road and Douglas Drive in Oceanside. First time home buyers may overlook the importance of location within the complex. If you are sensitive to traffic noise, you may not want to live in a unit that backs up to Douglas Drive, which is a fairly busy road. The units on Sumner Way, especially on the west side of the road, are further way from the road noise. There's also a portion of the complex that is on a section of Brisbane Way that runs east-west. The buildings in this section are single loaded and the condos back to the San Luis Rey River Trail. Brisbane sits right across the river bed from access point 6 of this bike trail, which is approximately five and half miles from the beach.
The complex has modest community features: pool/spa, playground area, and a dog park. According to the most recent listings in the MLS, HOA dues run from $216 - $260 per month. While "financial heath" of an HOA can affect lending, FHA financing has been used to purchase Brisbane homes in the last six months. That's good news for the Oceanside First Time Home Buyer.
