Can't we just keep looking?

Today's buyers have an abundance of choices when shopping to buy a home, and they should take advantage of the amount of inventory available to them. 

As long as you don't fall in love with a home you can keep looking until you find the one that is perfect for you.  However, here are a few things you want to think about before beginning your search for the "one".

  • What is the number one priority in your search for a home? 

              LOCATION  school zone, convenience to shopping or work, privacy 

              PRICE overall, or monthly payment

           SIZE  There is a lot of work that goes into the maintenance of a home, inside and out.  How much time  do you want to spend cleaning decorating, mowing, etc., or can you hire someone to do it for you?

            RESELL VALUE Real estate should be thought of as an investment. Yes, we have to keep in mind that this is your home. The place where you will spend many days and nights. where memories will be created, fears will be eased, and love will be shared, but it is most often one's BIGGEST INVESTMENT and you have to be smart and think ahead when preparing to make, what may be, the biggest purchase of your life.

  • Do you HAVE to HAVE a realtor?

          Your going to get one anyway, whether you think you need one or not. Why not have one that is working for your best interest?  Many people do not understand the advantages of having a professional representative working in their best interest, WORKING FOR YOU!  If you don't have one working for you then you are using the one that is working for the seller.

         How do you know they are working for you?

             Do you have a written agreement?  It is that easy. When you sign an agreement that says that you are obtaining the services of this professional to represent you in any real estate transaction you may make in the next 30 days or 120 days, or even on a specific property you have come across, the agent and their broker are also signing the agreement that states that they "shall promote the interests of the buyer by: performing the terms of the agreement, seeking property at a price and terms acceptable to the buyer, presenting in a timely manner all written offers or counteroffers to and from the buyer, disclosing to the buyer all material facts related to the property or concerning the transaction of which they have actual knowledge, and accounting for in a timely manner all money and property received in which the buyer has or may have interest.

         WE AGREE TO WORK FOR YOU and you agree to allow us to earn our compensation for our hard work in finding you the "ONE" home that is right for you.

The first two homes I purchased were purchased with an agent, but with no representation. Of course, I didn't know that until I got into the business myself and realized how little they did for me.  That is why I have made a commitment to represent buyers  in a way that gives you the ALL the TOOLS you need to make an educated decision.  You will know that your best interests are my motivating factor.

          SO, keep looking, but use a Realtor that is working for you!  Your search, and your purchase will be a  much GREATER experience with the help of a professional.

Sally. what a thought provoking post. Buyer's some times get caught up in the emotions of the purchase.  They don't a;ways realize that there are more negotiating points in the transaction than price.
