I really need to start attending open houses. How much success have you had doing this? Do you need an invitation to attend as a representing lender, or do you just show up?

 I have a realtor who allows me to work with him on the open houses. I have not dropped in on anyone. I would visit a real estate business and offer your services, and then get invited to work together at an open house. It does take alot of work and time invested (just like the realtor) but it does allow me to get in front of clients and adds value to my relationship by being available to answer financing questions at the property. As you know the lending landscape is getting tighter and to have two trusted names available to clients is increasingly important. Service and communication are a must, by offering my services to my realtors they know I am invested as much as they are. I hope this answers your question.
