The times have changed when we review how we present statistical information to our customers.  These graphs are about as basic, although as accurate as they can be yet only scratch the surface of the interpretation of what is happening in the local market.  The more broad the data provided the easier it is to perceive relative trends.  View this information with open eyes and if you need ratcheted qualifying within your specific neighborhood then don't hesitate to contact your nearest professional Realtor.  Like people, communities have personalities too and that drives pricing and activity in each.  There's no "catch-all" when it comes to evaluating property, even if you haven't heard it lately, know that it's always LOCAL.

About a third of our properties are sold with mortgages attached. This remains fairly constant.

The Single Family home shows about 10% better performance, price-wise, than our Condominiums of late.

Look for the Sesonality here to bring the Trend Line up then be more on par with the Average in the coming months.

Renee, except for the timing of your seasonality I believe our markets are quite similar.  I'll try to get my chart designs in line with yours and see what transpires.  That'll take some time, you've got a good jump on me!

Russel, I'm partial to their "bar" type graphs but they weren't available for these stats for some reason.  I will be modifying how they're presented soon also.

Happy Monday Kevin (is there such a thing as a Happy Monday? :-/ )  As you mentioned, real estate is, indeed, local in nature.  Our Florida markets are similar.  Lots of work put into this post, with these graphs - great job and great presentation!

With those upticks in each field, we can feel a little better of late Tagrid.  Sold units are trending up, prices trending up, and there's still cash to bring to the table.  What's better than that?
