Manhattan Beachhas 5 distinct areas but when most people envision luxury beach living in Southern California they are picturing the Sand Section of Manhattan Beach. The sand section stretches from Hermosa Beach to the South to El Porto, or North Manhattan as the city is now calling it, to the north and features true beach living. The housing options in the area are comprised mainly of single family homes, townhomes and duplex properties, often having breathtaking ocean views and all within walking distance from the beach. Some of the most popular options in the area are the luxury oceanfront homes of The Strand and the many homes on pedestrian "walk streets".
As with much of the real estate market of the Beach Cities, the area has been less impacted by the burst of the housing bubble than most areas of the country and California, but prices have come down over the past 5 years. |
Pricing of current homes is certainly critical for home buyers in the sand section but another key piece of information is the discrepancy between what homes are listed for, and what they are actually selling for. The stronger market has done little to alleviate the often unrealistic prices that home sellers believe their properties to be worth. This knowledge along with a keen understanding of what a specific home might actually be worth gives the buyer a much better sense of the actual affordability of the current homes. The chart below shows the difference and trends between the prices of homes that are currently active on the markt and those that have sold and the opposite to almost all other areas of the South Bay, the difference is actually getting larger.
