I just did a bank inspection of a small (20,000 sq. ft) 3 story commercial office condo. The first two floors were totally vacant and the third floor had a small professional office tenant that was using about 15% of the available space. When I asked the building manager why there was so much vacant space, he looked at me like I was nuts. Of course, I know the economy is down, but this property didn't even have a Space For Lease sign in front. The vacant space was OK, but not really ready to show to a prospective tenant. The moral of the story is that if you don't even try, they will not come.
