As the North Woodbridge area continues to reshape the look and future for the residents in the area, another new proposal is taking shape surrounding the Rippon Station VRE located just a few miles off Route 1 and I-95 in Prince William County Virginia.
Next week the Prince William County Board of Supervisors will look at a plan that will convert the Rippon Station VRE parking lot to a 600 space parking garage. The plan is part of a new mixed used development project that will develop up to 550 new residential condos, 250,000 square feet of office space and another 27,000 square feet of retail space.
All of this on the banks of the Potomac River in Woodbridge, VA. The access to the area is currently served by one two lane road that passes the neighborhoods of Dawsons Landing, Riverside Station and Potomac Pointe. The proposal does not seem to expand those roads which means heavier traffic on Rippon Boulevard to access the expanded site. As these changes to the Rippon Station area are being explored the Prince William Coservation Alliance is also meeting to discuss how to open the Featherstone National Wildlife Refuge which is directly next to the proposed development of Rippon Station.
The developer has agreed in their proposal to Prince William County if the Featherstone National Wildlife Refuge is opened to the public they will provide additional parking for access and assist in the development of the section of the Potomac National Heritage Trail that would run through the area. The 11 acre site proposed for development is just another piece of the puzzle for North Woodbridge and encouraging more residents and business to see the value in a location close to the changes happening nearby with Quantico MCB, Fort Belvoir and the National Geospatial Intellegence Agency all within 15 miles. The VRE station at the location also makes the site appealing to commuters heading to Alexandria and DC for work.
