Here's an important home staging tip: Don't make home buyers guess if their furniture will fit in your home. Its very difficult to judge the how much furniture will fit in an empty room. Empty rooms look smaller than rooms that have a few pieces of well-chosen furniture. The furniture gives the room scale and lets buyers know that, yes, you can have a queen bed and there will still be room to walk around it.

Looking at this photo, you wouldn't know what size bed could fit in this room - full? queen? king? Actually, the room looks pretty small.

Same bedroom, taken from the same angle (OK, almost the same angle) with the same lens and camera. The room looks so much larger. Staging a queen bed lets the buyer know his/her queen bed will easily fit, and there is even room for 2 night stands and a dresser.

When you have a home professionally staged, you allow a buyer to see how large the rooms really are and what size/how much furniture can fit. When you leave the house empty - devoid of furniture or lifestyle - you're asking too much of potential buyers. Make it easy for them to fall in love with your home.

So take this home staging tip from a professional home stager - Don't make home buyers guess!

People usually have hard time seeing their furniture in an empty room. A staged room will give them a head start. I like your after picture.

Great post Michelle! Also, if it's an extra room and people might not know what to do with it, a stager can make it; a child's room, a study or office or a guest bedroom. Furnishing a room appropriately can take the guess work out of a house's potential.

Michelle, I staged a small model apartment and people didn't want to rent the empty unit until they saw the model one. They were surprised the queen bed and night stands on both sides did fit perfectly and also this bedroom had enough room for the dresser or a chair and a small side table.

Michelle- Your post and the photos tell the story... I looked at an open house notice for a listing here and the home was vacant.  I had no idea what the room was that was being shown!  It doesn't take much to give the buyer an idea of how to use the space.

Anna: Staging works, even for rentals.

Kathy: Showing photos of an empty home doesn't help home buyers become interested in the home. One empty room in house #1 looks the same as another empty room in house #25.

Janet: This was an average room in an older home. Because of door & window placement, it was difficult to see what size bed would fit.

Totally agree and well said! Speaking of making the buyer guess, I am heading out right now to meet with a woman who has the dining room set up as a sitting area. I explained that for selling the DR should be a DR. "Well I have to live here and this is how I like it".  Could be a tough day..... LOL

It's not just how much furniture but the purpose of the room too.  Nicely done.  I never would have imagined that a bed and two night tables would fit against that wall given the door or closet there.
