In addition to the plethora of aspiring homeowners in the San Diego Real Estate Market wanting to take advantage of today's more affordable property values and low interest rates, investors with gazillions of dollars in hard cash are aggressively targeting distressed, bank owned or short sale real estate for sale with the intention of buying far (30% or more) below retail value, rehabbing, then reselling the properties back to the the aforementioned aspiring homeowners, who are in need of a home loan to buy.
Just yesterday, I wrote three cash offers, all of which were out bid by three other cash offers, demonstrating that indeed the real estate market in San Diego County is laden with buyers, both cash investors and future homeowners.
My advise to equity home sellers competing with recently rehabbed properties in today's market is to:
- Make sure your property condition is the best possible.
- Make sure you're competitively priced.
- Offer incentives, such as buy down's and/or home buyer credits making your property more competitively attractive.
- Make sure your listing agent posts exceptionally good photos of your property with a well written, colorful (like a rainbow) description compelling home buyer's and their agents to view your San Diego County home for sale!
