You Are A Runaway Train Wreck...Four Reasons You Must Let Your Buyers Agent Represent You

Every so often it happens. I get a call from a buyer who states that they have questions. Somewhere in the midst of the conversation, I find out that their buyers agent has already submitted an offer on their behalf. This is the point where I have the discussion about why it is important for them to have their agent represent them.

What buyers must understand is that there are reasons that you have an agent. While many people believe that anyone can do what Realtors do, the bare truth is that most can not. There are many nuances that go on behind the scenes of  any real estate transaction that must be navigated, particularly in the world of real estate today with short sales and foreclosures. Four reasons that a buyer must let their buyers agent represent them is:

1.  When you call a listing agent directly you have just given up your ace card with any information that you give them pertaining to your desire to purchase that home, financial situation, etc. Unless the listing agent has entered into an agency relationship with you, their first and foremost duty is to the seller. They will look out for the seller’s interest first. Many buyers mistakenly believe that they should start calling the listing agent if they have not received a response as quickly as they woud like or because they think it will show that they are truly interested in the property.

2. Without adequate representation, it is difficult at best for you to navigate through the world of Real Estate contracts, particularly when it comes to the ever changing landscape of short sales.

3. Hopefully, you have selected your buyers agent with care. If so, then you need to trust that they will understand your needs and that they will negotiate the best deal for you in the shortest amount of time.

4.  When you call me as the listing agent instead of letting your buyers agent make the contact, it is train kasihomes.coma red-flag for me. If I can not impress upon  you the importance of having your  buyers agent truly represent you, I am less likely to recommend that my sellers accept your offer.  Let me clarify, that it is absolutely the home seller’s choice as to which offer to accept. However, when and if asked my opinion, I will probably express to them my concerns about the fact that you are actually representing yourself.

Be wise, select an agent or Realtor that you trust and then let them negotiate for you.

Keisha - Good grief, some buyers are their own worst enemy!  But then again, this may say more about the way that some buyers choose their Realtor/agent.  This kind of reminds me of those borrowers who contact me to ask for help with their mortgage needs for the escrow that they are currently in.

Long Beach, First Time Buyers...I am glad your attorney son listened to you. My best friend is an attorney (who by the way will admittedly tell you that despite being an attorney, she failed the Real Estate exam) and knew to call in the expert (me) when it was time to buy a home.

 

Lanre, of course your thoughts are also my thoughts. I think they do it because they believe they are helping negotitate their way into the home. So often, people do not realize that negotiations and contracts really do take skill. By the way, thanks for telling me you found this on Donne Knudsen's blog. I didn't even know.

Keisha, buyers who do stuff like this are either

a. remorseful that they chose a bad agent (they need to go to the broker or an attorney at that point) or

b. think they are smarter than their agent and want the listing agent to corroborate.

I feel for them when it's a. BUT at least they can fix it! Won't be cheap but is fixable.

When it's b. -- they are as you said, headed for disaster.

It's usually a mistake they only make once, :)
