The home buying process can and at times may be stressful.  Why?  Think about it, you are about to make the biggest single purchase of your life.

As an educated and well informed home buyer you can make the process stress less.  Yes I did say the process can become stress less NOT stress free.  By following the steps below the home buying process can become stress less.

Step #6 ----- Don’t be surprised if and when you get buyer’s remorse…You know that uneasy feeling about your buying decision.  Many people question their decision to purchase at some point during the process.  Talking to you agent will help to lessen the stress.

Step #5 ----- Prior to writing your offer to purchase (contract) ask your agent to do a Competitive Market Analysis (CMA) on the property.  This will give you a good view of the property’s value.  Then you will want to attach an Appraisal Rider to the contract to further protect you in the event the property appraises less that the accepted offer.

Step #4 ----- The home buying process is complex, so you will want to consider using professional services providers such as real estate agents, attorneys, building inspectors, etc.

Step #3 ----- Package yourself and your offer so that both look good to a seller.  You may be in competition with one or more buyers for the same property.  The first thing you will want to do BEFORE starting the home buying process is talk to a reputable lender and get a pre-approval letter to attach to your offer.

Step #2 ----- The popular properties that are priced right will go quickly.  You need to be prepared to move quickly and when you see the right home for you write the contract.  By the way, when you go out to look at properties don’t forget to bring your checkbook so you will be able to write your earnest money check.

Step #1 ----- There is NO perfect house!  When you find a house/property that is consistent with your top few priorities – consider writing an offer.  Seldom does a buyer find a property that has more than 85% of what they want or need.  Let me add, you can have a home built and within 6 months you will find something you could’ve done differently.

The home buying process can and will be a fun time when you keep a few simple steps in mind and remember………..

I think that buyers think that they will find the perfect house and look past the home that meets the majority of their wants & needs.  Then they will miss out on many homes.
