Open House Lesson, With A Touch Of Humor...

For those of you who will be doing open house this weekend in your respective areas, here is a funny little story of an open house I did about 6 years ago and has a lesson with it.

The seller's knew I would be at their property a little before 1 pm to set things up. I arrived at their townhouse and saw one of their cars out front (not unusual as to the lack of parking).

I took the key out of the lockbox, rang the bell, knocked on the door, opened the door and yelled as loud as I could to announce my arrival, since there were 3 floors to this townhouse. No responses were heard, so I proceeded to turn on the lights on the main floor, garage and bonus room.

I then went up stairs to the next level and did the same thing in the living room, dining room, kitchen and half bath.

On the final level were the bedrooms. I proceeded to do the same thing. One slight problem, that did not become evident until later.

About an hour and a half into the open house, I heard footsteps coming down the stairs from the bedrooms. My first thought, since I knew I was the only one in the property at that particular moment, was that the place was haunted...that would have been fun!

Oh No! It was the husband, who was just as stunned to see me as I was to see him! Apparently, he had been asleep upstairs and I never noticed, nor did anyone else! Thankfully, he had a very good sense of humor and apologized for being there.

You see, he had put his young son down for a quick nap before they were to leave for the open house and he laid down next to him on the top bunk of his son's bunk bed and they were both up against the wall and sound asleep, where I never saw them...it looked like a blanket had been tossed up there.

The lesson in all of this...always make sure there is no one asleep in a bed and always climb up to check the top bunk of a bunk bed!

Double-Decker on the top floor of a 3 story!  Well, that's one way to make sure the kids  get their exercise and don't grow up with a fear of heights!

 SO now......  maybe somebody  was in a bit of an hurry to get back down to the ground...and had already had more than  enough without exercising by looking up?   or that's right he was  too busy turning on absolutely every light in the place.....  (performing a little exorcisms in case of ghosts  &  before  any dark shadows can ruin the buying mood at the open )

Perhaps another lesson learned is.......  just one more task for agents NOT to Forget - DON'T LOSE TRACK OF YOUR SELLER - (THAT'S BOTH!) especially during an open.   Maybe you cann't get them to wear a GPS- but perhaps a phone call  a little ahead  wouldn't hurt anything.

Can not help but think that this wife's not likely to want out of this marriage anytime soon.

As she has:

   a man  that doesn't snore. .. not even enough to hear him breathe!  nor does he  flop around in his sleep.

   a young child that sleeps so soundly he doesn't awaken even when an intruder (albeit a nice one) breaks into not only the house & yells, but enters his room and turns on the lights!

  a father that  no only babysits the kid (without her in the house even!) -but actually stays with him in the same room til he falls asleep-  And also  then stays still  instead of waking the child up by trying to go watch tv.  Rather Dad  remains to be there when the child  does rise.  

a husband who after the honeymoon is over;  is still staying so fit and thin- and hasn't gained enough weight that anyone would notice.  He doesn't even make a bulge under the sheets as thick as a heavy blanket.

....and a guy who seems to know his place in her nest - he's already trained to go curl up in the corner against the wall & then stay  there out of the way.    a hubbie  she'll  not only know where he is when she wants him, but one who hasn't made the house a mess to clean up while she's gone.

BUT MAYBE MORE IMPORTANT TO HER.... he's already learned to not make a move or even take one peek when someone new happens to come around!

Did think of one other thing.. to learn from this-

While you'll checking under the covers to see if anybody's sleeping in someone's bed,

might be wise to have someone not afraid of the dust-bunnies... to be looking under every bed too..(now you know somebody will just have to 'see' the "carpet's condition" under there!)

As you never know, especially if kids are in the house..  there might  likely  be some  loose friends ( or not so friendly )and pets that might not have left with the family during the open...and come out to surprise the unknowing walk thru.

not just those cats and little dogs; but oh perhaps.. little  turtles & toads, lizards & rats,  spiders & snakes, in Florida maybe even a few creatures  a little more exotic.. you know anything small enough for little hands to sneak in...hopefully not much bigger.   Those Pygmy rattlers, gators & black bear generally come around  the place on their own.

Hi Wayne...Their son never woke up! I still can't get over that one. The husband stayed and it wasn't a bad afternoon...he didn't have the heart to wake his son up.  Look for another cute story from me soon.

Hi blreast...No it was not a divorce sale, so I won't ruin the image.  I like some of your thoughts and also along with looking IN the bed also looking UNDER the bed. Although, some may not want to do that and leaves things left where they are. If they creep out...Oh Well!

That was funny.  OK, OK.  I got one now.  I was doing an open house in a HUGE $2 million estate home, and the owner was still there, doing something in one of the garages, when I arrived (25 minutes early).  He said he'd be there for just a bit, then he'd leave.  OK, fine.  Around 1pm the people started arriving, and there was a lot of coming and going and noise around the house.  Then one group of people came back out of the bedroom with a funny look on their face and they whispered to me that they had walked in on someone in the shower!   Apparently the owner was not only still there, but he was showering with the bathroom door open! I'm pretty sure we were far more embarrassed than he was!

That's a good one Sharon. I have a similar one I'll be putting out this week...look for it. Isn't great when the homeowner sticks around? You're right, everyone else was probably more embarrased than he was.

CRIS-   so you like it when the homeowner stays to help you about...

         Well, what about when the "neighbors" come over to share their gripes  & issues  as well as what they think they know about the history of the place  or past problems  to anyone who's listening?

         Or just to ask everyone who'll listen-  "why would anyone buy a house now... especially this one at what  your asking?"

          HEY I'm not complaining (too much)-    DIDN'T WE  invite  everybody over , serve some  refreshments& 

 CALL IT AN     "OPEN"   ?      

is it really their fault that some people just cann't resist when it's  Open Mike  night at  Karaoke!

That's awesome. I think I might wet myself if that happened to me!

My wife and I were looking at a property next door to a friend of ours. She went in the home and called out...and it became evident that the owner's son was there with a, um...guest. She was totally embarrassed. The place smelled like cologne.

Hey Marge, you should know I have some pretty good ones and as a broker, I don't mind sharing them.

Thanks Joey...yeah that can be an embarrassing moment. I have also had that happen to me, only the property I went to show to a customer and I also had the owner/president of our company with me, was vacant (supposed to be) and about 7 kids (late teens) were there and just waking up at 12 Noon...one of them was in a back bedroom with his girlfriend...you know the rest. This business is always good for some moments!

Suzanne, I don't I had enough time at that moment to be freadked out!  I will say that for my owner occupied properties, I prefer that they wait until I get there and that way I know they are gone! :)
