When my buyer’s offer is accepted, then the paperwork begins. Lots of documents to read and papers to sign.

When escrow closes and my buyers are handed the keys to their new home, it’s an exciting time... and a time to switch focus from home-buying to home-occupying. It’s this moment that typically heralds the end of my services and our experience together.

At the end of our experience, I thank my clients for allowing me to help them by gifting two things: A basket, and a CD.

The basket contains a variety of baked goods... delicious cookies and cakes that say, “Welcome home!”

I love showing buyers Murrieta homes for sale. It’s a fun experience. Touring neighborhoods, viewing houses for sale, and finding the ideal home. The CD contains pictures and papers. The pictures are of their new home, inside and out. A snapshot of the condition of their home at the time of purchase.

The papers are copies of all the important documents involved in their transaction. Contracts, disclosures and addendums, home inspection and termite report, closing statements and home warranty plan, HOA and utility company info... all in PDF format, burned onto a CD with my contact info imprinted on the front. All there for their future reference, if ever needed.

My home-buyers-turned-home-owners seem happy with my gifts, appreciating both the tasty cookies and cakes, and CD of important pictures and papers.

Bill...a very nice idea here. Many of the title companies in my area offer the disc but I think adding everything to a single disc is great. The cookies are a bonus :)

Great idea with the CD, but I would also encourage you not to let close of escrow herald the end of your services. I don’t have a lot past clients yet, but I have had two repeat clients simply by staying in touch with them and providing updates about things that affect them, like incandescent light bulbs going bye-bye, smoke alarm and carbon monoxide detector reminders, etc.

Many decades ago when I was an agent in Houston, I always provided a living gift to my clients. That way they always thought of me as the plant was growing. I used plants that enjoy the heat of living inside and can take a good amount of neglect. Heartleaf ivy and pothos ivy were my favorites. Thanks Laura. I decided to make a habit of converting all my records to PDF format for easy storage. And if I like having copies of paperwork conveniently stored on a CD, it occurred to me that my clients might also enjoy the same convenience.  (And, yep! You can’t go wrong with cookies and cakes!)
