With winter seemingly coming back I thought it would be a good time to look at whats happening in Grafton County in New Hampshire. Since January 1st of 2011 there have been 84 sales according to the nneren sales statistics. Average price was $269,975 compared to $257,044 for the last 4 months of 2010. That is a $12,931 increase for this year or a little over 5%. Average days on market however has gone up from 154 days to 168 days. The list to sell ratio has stayed the same at 91%.
This also shows 920 homes listed in the MLS with an average time on market of 237 days. The average price of what is on the market is $335,461. This would indicate homes are 10% over priced with homes selling at 91% of the adjusted price.
Maybe things will get better once mother nature stops dumping snow on us every other day!
