I Hate to Have to Repeat This But This Is Where We Came From and Which Direction We're Heading

In general, many Buyers and our Sellers are not realizing the strides (okay, steps) that have occurred while negotiating the housing market in Naples.  The trending has been somewhat of a meeting of the minds.  When using the quarterly statistics the seasonal profiles become more visible and unique to our South West Florida market.  In the next 2 weeks I'll add the Q1 stats for 2011 and you will be able to clearly see what I mean.  This information is from the past three years and encompasses all property types excluding co-op, manufactured and timeshare activity within the Naples area.  

For those of you who would rather view the hard data I have provided the supporting statistical information here.  You'll also find it when supporting the Supply & Demand Chart below.  To each his own.  Remember that this an overall view of where we've been and the direction we are moving but not necessarily your specific neighborhood.  Yours may be positioned quite differently from what you observe here and for that reason I recommend you speak with the professional Real Estate associate of your choice.  Please do not hesitate to call or email me to discuss the analysis, marketing and pricing of your particular residence.

Sandy, Terradatum gathers tons of info across the U. S. from many, many MLS's.  I like that they continue to provide a great mixture of statistics to substantiate market movement and trending.  Good ole Supply & Demand, probably the best telltale out there that most viewers can understand at a glance.

Tagrid, definitely, but it isn't the whole story.  I like to think that Sellers and Agents are setting better examples for pricing well and that the Buyers and their Representatives are presenting more realistic offers.

Kevin, certainly the sales are up and yes that is good but what a hit in price your area took...the northerners are invading you now due to our brutal winter!

Well, Ginny, please keep sending them here through the Summer also.  If I have to I'll spritz them with water to keep them as cool as possible so be it.  It was a 180 degree turn from last Winter where ours was unseasonably cold (below 70 is cold) and yours was fairly mild.

Our area had been holding steady until December.

Last two months ASP's have decline over 20K total.

 

Looking for a rebound this month...

Ray and Karen, that's why the quarterly stats seem to be more useful to me.  Keep me posted, I would like to know if they approach your anticipated average for the quarter.  $20K is a big void to fill.

If you look really, really closely you can see our season has not come in to play in these charts yet, Renee.  Solds follow this pattern Q3, Q4, Q1 then Q2, from worst to best.  New inventory starts Q1 and slowly dimishes thereafter.
