NOW Is A Good Time To Put Your House On The Market...?

I'm sure you've heard that phrase before. “Now is a GREAT time to sell!” It's a phrase that has been beaten to death, unfortunately, by too many agents who are worried more about saying the right thing than guiding clients to a healthy decision. Now the phrase has become cliché, but quite frankly there is truth to is in the O.C.

The time is really, really good to plan the sale of your house in the next 4 to 8 weeks.

Just over a year ago in January 2010, the local number of unsold houses was large enough that CAR (California Association of Realtors) estimated it would take 8.2 months to sell them all. Fast forward to today, where there is a smaller inventory of available houses in the O.C. Market. That means two things:

  1. Houses have sold over the past 12 months, which has led to a smaller inventory

  2. Smaller inventory means less competition in the market, which then typically leads to a shorter time on the market before it's sold.

One thing that is easily forgotten by many sellers is the factor of competition. When you put your home on the market, you are in competition with other homes. It is then up to your real estate professional to give you guidance on getting your home sell-ready and marketing it properly for maximum exposure.

Based on the local number of unsold houses in the O.C., the estimated time to sell them now is nearly two months less than the 8.2 month estimate in January 2010. What this means ultimately for you as a seller is that there is less competition, which automatically gives your listing visibility a little boost. Add to that a real estate professional who markets your home and gets it in front of buyers and you have perhaps the best selling opportunity of the past year-and-a-half.

i am shocked at how little inventory there is here in south florida!  it almost feels like a sellers market, without the prices we used to enjoy!

It's the competition that some sellers DON'T want to see.  I did an evaluation on a home in my city, with the exact same home currently on the market - Mr. & Mrs. Seller figured their home was worth $30K more.  YIKES   Other than the exterior color ITS the same house.  

Guidance is KEY.
