I live in one community, and also work in another.... I would like to feel that since I (sincerely) feel I have to work twice as hard in my own community to sell properties, it becomes that much easier in a community where the properties 'appear to sell themselves,," For instance, I knew my new listing in that desirous area would sell - but at what price? Past clients were relocating, and I had suggested to them, they use a relocation company if available... of course, that meant I was then in competition with 2 other companies....and their pricings... One was $50,000 more than my suggested list price, and one was lower.... I won (sigh of relief), but then I had to sell the property..
After serving luncheon at my first Broker's tour... I heard a multitude of comments.. the house was priced just right, too high...never too low of course. and I felt sort of like Goldilocks.. But here is my thing, there are some agents who list to sell in short order; I market my properties and I am truly seeking the highest possible price for my clients.. It breaks my heart to see an agent list a home, and start reducing it as 'they' want it sold. If I am objective, I would have done this, or that... and it might have taken me a few more months, but I know I would brought forth a higher profit for those clients..As an example, another home came onto the market on the same street last week, a few hundred thousand less... it too received bids - 4....who knows what could have happened after another week. Great area or no, you must have a strategy..
Just like this particular property.... I had 2 bids the first weekend.. we didn't counter.. why? I waited another weekend., and I made the cookies, had the wine on the patio furniture outside... chocolate bars with decorative sleeves advertising the home.... and of course, soft, classical music, soft lighting..... We had over 30 people... people returning, agents, agents returning.. I received 10 bids by yesterday.. and all I can say is - my clients are very happy.... and I priced it ' just right... Goldilocks step aside..
