Market Report: Carmichael California housing seems to be stabilizing - now is the time to buy!

Carmichael California is a wonderful town between the city of Sacramento and the community of Fair Oaks.  There are some homes that sell in the millions of dollars, but the majority of homes are in the mid-priced range for the area.  It is a popular community for homebuyers, with good schools, parks, and shopping, and good access to freeways.

Housing is relatively stable in Carmichael lately, with normal monthly variances accounted for to great extent by such things as the weather, season of the year, and whether one of the multimillion dollar properties has been listed or sold.

Here are some graphs to show a number of statistics for the real estate market in Carmichael over the last 6 months, through February.

This first one shows the number of active listings (light green) and the number of solds that have closed escrow (dark green).  The red line represents the number of escrows opened.

This chart is self-explanatory, showing the average price per square foot of the homes that closed escrow.

The two things reflected on this chart are the average number of days on market for those homes that closed and the relation of the sale price to the list price of those escrows that closed.

This chart compares the price of all homes on the market to the average price of all homes that closed escrow.  The difference between this graph and the one above is that the previous one compares each home's listing to its own sale price.

This shows the number of months of inventory.  As you can see, although October and November had a larger inventory, the market has tightened a bit, and it is expected that the buyers will be snapping up Carmichael homes this spring.

Stablility is a nice thing after the roller coaster we've been on the last couple of years. Nice to see average price moving upward.
