Hello Ed: In the state of California lenders must follow our non-judicial process when foreclosing upon a property.  The "Trustee Sale" is the final step in this foreclosure process.   So all of the homes you are reading here on my blog were just taken back by the bank and they now own them. 

Our market has seen a drop in notice of defaults here in Orange and Los Angeles County. Even though there are many home owners who are not paying on their mortgage, the banks have pulled back on processing these accounts for now.  Yet there is still a steady stream of foreclosures hitting the market daily.  As a real estate agent it is very frustrating to see this. The market or system needs to purge itself out. These delays will only prolong our slow market condition and continue to create doubt in the publics mind.
