Best Closing Gift Ever - A Home Warranty, the Gift that keeps on Giving

 

In this market of foreclosures and short sales buyers are commonly seeing homes that need a lot of repairs. In San Diego almost every neighborhood has foreclosures and short sales.  Typically short sales and bank owned foreclosures total any where from 20% to 50% of the available homes for sale.

One of the major problems in buying short sales or foreclosures is that the buyer needs to assume the cost of repairs. Considering that the owner hasn’t been able to make their payments, its easy to understand that the homes are needing a lot of “help”.  Often banks won’t pay for the repairs and shorthome repairs sale owners don’t have any money so the buyer is stuck with the worry.  

Often I pay for the Home Warranty as my gift to my buyers.  It’s a lot of money but the return is more than worth it.

One client had only been in their home for two months when the hot water heater broke, of course on a Saturday night.  The next day they called the Home Warranty company , a service man showed up and replaced the hot water heater.  Here is the email I received - 

Today I heard a drip in the garage -- and sure enough, the plumber is here, telling me the wonderful news that we need a new water heater.  Thank goodness for the Home Buyer's Protection Plan!!  

Another client sent me this lovely email -
Just wanted to pass on another big "Thank you!" for our home warranty - we just had a repair to our AC unit that would have cost about $1200-1400 but we only had to pay for the service call ($55)! It's a gift that keeps giving.  

The peace of mind that the Warranty gives me and my clients is more than worth the cost.  I would much
rather Thank you share this benefit than leave my clients to worry about the things that can go wrong. I know it's sometimes possible to get the homeowner to pay for it but then I would never receive the compliment or the referral.   It's my best closing gift ever and I wouldn't have it any other way.

GREAT idea, Janet!  Who really needs another houseplant or perishible item....?  But when they have something go wrong with the house....wouldn't it be great to know "it's covered"..?!?!

Janet, what a great idea with buying a home warranty for the buyer. I always hear Realtors asking buyers if they want to purchase it, but the buyers frequently say NO - they don't want to spend any extra money. I can only imagine how many of them wishes later they had a warranty. Your clients are very lucky to have you.

Thank you for your suggestion on avoiding FSBOs - I may just do that. There are so many other ways to get clients who appreciate you. Have a great weekend.

Janet,

Home warranties area must when purchasing a FSBO, an REO or short sale. American Home Shield has a fantastic warranty that covers so many of the unknown issues that these homes have. The best thing about working with AHS is that the representative is always available to answer questions or to help when there is an issue. My clients have had great things to say about her service. There are so many different warranties available, but AHS has always pulled through.
