Are those listing pictures really for me "The Buyer"???????

The pictures that are posted with a listing for sale are just that.  Great photos of the home that will entice buyers to hopefully run (not walk) to set up a showing and put in a offer to purchase.  They are hand picked photos that bring out all the positive features about the property.

As a buyer agent I have already had clients say to me. "You don't have to take photos of the home to send to me, I have plenty of pics that I found online with the listing."

Well,  The pictures I will take for you (my client, the buyer) will be totally different than the pictures that you see on with the listing of the property.  I don't represent the seller, I represent you the buyer.

I will be taking pictures of water damage, bad wiring, cracks in the foundation, water in the basement or evidence of such. Photos of the house that is right next door that is in shambles (that you can't see by the way the listing pictures are taken.)  The list I have goes on and on.....  These are pictures you will not see in the listing of the property. They don't bring out the good points of the property. 

So, please ,allow your buyer agent  to take "Buyer" photos for you of the property you are interested in.  This saves much time for you, a busy buyer ,to eliminate properties that would not suit your needs.

Yes...anything that might change there might if you are out there take and send if thats what make sense.

Boy, Cherie, you said it! You should see the VIDEO I took for a buyer last week. LOL! The MLS listing did not show that the CEILING in the master bedroom was GONE! Water damage, fell through, insulation all over.

Cherie ... would not give the impression that your images always way way different than the ones the listing agent, broker presents. Real video is 30 "pictures" per second so lots of good, bad, ugly and real representation happens. Not just glorified puff to promote. Videos save the buyer time, gas and you the agent, broker, REALTOR too. More pictures, more chance to get it all. We do 25 at least and fill all the sockets. Only a few makes the place vague in the mind of the buyer who is making the biggest investment he will ever make in most cases.

Good point, Cherie.  All buyers need a 'buyer agent' like you.  In this day of technology it is soooooooooo   eeeeeeeeeeeeeeasy to distort the REAL picture.  Have a good day.

yes, isn't it sad when people try to deceive others into buying something for a price that is not right?

Great post, I generally only do the photos for buyers that are relocating. Especially if they are coming in for a weekend and we need to have already done preliminary review to be able to provide a quality list of homes for the bueyrs to view.

Andrew-  I agree totally.  Great you are already doing this for your clients.

James- Thank you for the add.  If it reaches just one buyer and it helps that was the goal.

Krista-  If I am in the area I will make an appointment to show and let the agent know I am taking pics for prospective buyer.  Sometimes they don't like that. That is why I always check ahead.
