Fascinating Facts About Grow Operations

Yesterday we attended a seminar that was insightful about marijuana grow operations in residential households.
They were telling us that about ten years ago, these operations usually only occurred in desolute farm homes.  Today they are in use in residential areas including million dollars homes and even condominium highrise apartments!  One was brazen enough to operate one right across the street from the Canada Mortgage and Housing Corporation!

Typically the grow operations use the locations for only one year and then move on.
They do a quick 'clean up' with paint etc. and leave the mould brewing behind the walls! Look for tampering to the electrical panel and water stains on the ceilings.

As agents we were advised to watch for Buyers who are only interested in properties if it has a garage, fireplace, have interest in the electrical panels and want to buy multiple units in the same area. They have no interest in the granite counter tops and if the property is immaculate. You may think you have found a dream client, but you haven't.  large neighbourhood

As landlords, people should be suspect of rent that is always paid in cash, tenants that drive expensive cars and carrying expensive cell phones and their business doesn't seem to back up the expense, tenants that want to meet you anywhere other than at the property and it was suggested that landlords do regular 'walk throughs' of the property inside.    

Spotting grow operations can be easy if you keep a sharp eye out.
Look for condensation on windows or windows that are always covered and have bright lights behind them, a rotten 'cabbage' smell coming from the property, unusual number of roof vents, if its winter and there is no snow on the roof but the other properties beside it do, lots of garbage such as piping and PCV etc.

It has even been known that the grow operators hire 'families' to live in the properties while maintaining and managing the plants,
even families with children so the home appears normal to the neighbours.

This is a serious crime and it is escalating. It could be happening on the street where you live right now!
We have to keep a watchful eye out and do our part.  They ended the seminar with a great saying, "All that is needed for evil to triumph, is for good people to do nothing" author unknown

These are in the new regularly here in Tampa Bay, the electrical companies have a habit of tipping off the police that a properties electrical usage has gone up a 1000% over a period of months.  I have been in one after it was closed down and foreclosed on by the lender, the aroma stays quite awhile even after operations have ended.

Wow...i have not heard of this before....we have had many seminars on meth labs in houses and what to look for.    How interesting...I bet they are more prevalent here than we realize!!!

I wonder if we are having the same issue here in the states, most likely I would assume. However after working in far northern California in law enforcement, I had my share of meth lab cases, I have to say I would take the growing operations aftermath over that toxic mess anyday, not that it makes it okay....thanks for sharing important information.

I recently took a class on this very subject. Some of the stats and things that the homeowners had to go through when their "tenants" moved out were truly eye opening.

Al and Peggy, this is becoming a very prevalent phenomenon. Just 10 years ago we would have thought that these "growers" were unsophisticated people living in run down rural properties. Now we know the real truth, they are pretty high-tech, and they cause a lot of damage.

Stephen that is excellent that the electrical companies are working with the police. They say it is a very pugent odour!

Everyone has to be advise and aware Wanda and then we have to act to solve this problem!

The meth labs are a whole other issue Deborah. Its pretty bad out there! 

That's correct Chris and possibly a valid point the courts are raising!

It is happening everywhere Anita and we think they only find a very small percentage.

Yes, we saw and heard about the meth cases as well Gerry. It could be happening right next door!

Eye opener for sure Craig, the cost and trouble for those landlords are immense!

LOL, it sounds like a very lucrative business, but no thanks George!

We were surprised to hear they even operate in high rise apartments Malcolm, farms made more sense!

That was the horrific part Michelle. Because when you see children you do think everything is normal. But the dangers these kids are in and the exposure. 

It was interesting Debbie and it is very sad.

Don't we know it Marc. It was funny but also scary to hear about the one across from the CMHC building!

Al and Peggy, there are also those kind of operations going throughout the Country here. Just this week one of the near by small Towns over in Vermont that's not very far from my Town, the Police identify 30 homes in that Town as being used to deal drugs out of the homes.
