Sandpiper 115 is new on the market with a list price of $245,900 after selling for $214,900 in 3/10. This unit sold as a FNMA foreclosure in 3/10 for $214,900 cash. Kamahana 2 is a new FNMA (Fannie Mae) foreclosure priced at $255K. This unit sold for $136K in 11/94 and was apparently refinanced since then as the bank took it over on 2/11. The owner had it listed from 9/9 to 1/11 starting at $459K and reducing to $254K by the time it was withdrawn. Hanalei Bay Villas 2 is a FNMA foreclosure with an unbelievable price of $375K. This free standing townhouse style condo sold for $875K in 3/07 and was foreclosed on in 2/11. It was previously listed from 2/09 to 8/09 starting at $865K and increasing to $899K when it expired. Pali Ke Kua 111 is listed for $699K after selling in 10/05 for $950K. Surprisingly, this vacation rental is not a short sale.

Ali'i Kai 7101 is back on the market at a new price of $339,900, down from $359,900 which was the price when it expired. It sold on 4/07 for $625K and became another FNMA foreclosure in 9/10.

Plantation 162 went into escrow after 183 market days while priced at $399,900. This unit sold for $525K in 5/09 and is not a short sale. Plantation 322 also went into escrow with a list price of $449,500 having sold for $700K in 7/07. This too is apparently going to be a tax write off as it is not a short sale. Top floor ocean view Cliffs 7305 finally found a buyer after reducing to $450K in 1/10. This unit was purchased for $242K in 8/00 and started out at $665K 610 days ago. Hanalei Bay Resort 6221-22 went into escrow after 107 market days priced at $798K. It sold for $350K in 9/00 and was previously listed from 4/10 to 10/10 during which time it started at $949K and went to $899K.

Ka'iulani 18 sold for $1.375M cash while listed for $1,487,500. This unit sold from the developer for $1,972,350 in 10/07 and started out at $2.250M when it came on the market in 11/09. This townhouse offered breathtaking valley and ocean views and will undoubtedly affect the pricing on the other units without such wonderful views.

Maybe that's why Ka'iulani 5 was withdrawn from the market with a list price of $1.575M after first coming on the market in 11/09 at $2.25M. Although it only shows 7 market days, if you read last week's update, you'll recall that this unit, along with several others, had the market days reset when they changed list agents. Sandpiper 218 was withdrawn while listed for $299K. This unit sold for $115K in 4/00. As I reported in last week's update, Kamahana 13 came on as new listing while it was still listed with the original agent. This week, this listing was withdrawn while priced at $419K.

Mauna Kai F6, a bank foreclosure, sold for $431,650 in 11/04, was foreclosed on in 2/10 and reduced this week from $267,900 to $254,900. Paniolo 203, which sold for $445K in 7/05, reduced from $285K to $260K as a short sale. Cliffs 2305 made its weekly reduction going from $308K to $305,500. Ali'i Kai 7101 sold for $625K in 4/07, was foreclosed on by the bank in 9/10 and reduced this week from $359,900 to $339,900. Nihilani 27B, another FNMA foreclosure, went from $354K to $339,900 after selling from the developer for $628,180 in 10/06. Emmalani Court 324 reduced from $469K to $459K and was purchased for $696K in 8/05. Ali'i Kai 5104 started at $599K and went to $499K, having sold for $835K in 6/05. This is a short sale. Ali'i Kai 4304 is another short sale, having sold for $541,500 in 2/04. This unit first came on the market in 8/09 at $940K and made a huge reduction this week from $725K to $525K. Plantation 322 was sold for $700K in 7/07 and went from $547,500 to $449,500.
