Really, are you kidding me or what? Property Taxes are Down!!

Show me some Oceanfront homes anywhere in Brunswick County, North Carolina under a certain price range. That is what I did over this past weekend. Saturday and Sunday. I won't even go into the last minute details of Sunday. We are available to our clients 24/7 for sure whether we like it or not. Weekends are a must. Static vegetation lines were the issue of homesites on Oak Island on Saturday.  Our clients really can't believe the way people take care of their homes in Oak Island. The owners don't seem to take care if their homes are as well taken care of as they should be, our clients feel.

Should we take a last minute look at the home on Sunset Beach, on Sunday?  Yes, let's take a look at the oceanfront and second row homes on Sunset Beach. Can we take a look at a home on Sunset Beach, second row... Can't seem to find a home that is oceanfront that we can afford? The tax rates for 2011 show a decrease in value..why isn't that reflected in the price yet? Don't the sellers know about the new prices yet?

Let's see what we can afford? No, not oceanfront? Why? Please tell us why, the prices are not reflecting the reductions? Haven't they seen the changes yet? Sorry, make an offer on what you think homes are worth. I'll wait for the prices to be reduced. You may be too late if you wait...

Ah yes, the tax rates.  Here in Henderson County we had our re-appraisals and the tax notices have just come out.  Many/most sellers are upset with how much their appraisal dropped their property value.

Not every CAD has the right value on a home. We run in to this problem in the country. I have to show them a sale from 2010 and then the tax value then and now to show them that the appraisal district has no clue. Sometimes it is painfully obvious. I once found a 3000 sq foot home, WATERFRONT, bulkheaded and with a HUGE double boat house -- and taxes had it valued at $150,000. REALLY?

I will never understand how government officials come up with their tax rates. I believe the rate is adjusted depending on local government's needs. If they need money for improvements, the rate goes up, etc.

You live in a beautiful part of the country. I love beaches and don't have many occasions to enjoy walks by the ocean or observe gorgeous sunsets. The closest I came this weekend to feeding my Soul with the beauty of nature were cherry blossoms. Here are some for you.

Working so hard and in such bad weather this weekend... I was at N. Mrytle this weekend came to town to see The Oak Ridge Boys. Planned on hanging out for the day Sunday but it was so cold!! Okay back on task...I strongly advise my buyers and sellers to ignore the tax value. My neighbor complained about his value and the county brought the whole street down in value? I believe on occasion they pull these numbers out of their behinds. :)

As an agent, if I know a house is overpriced when I present the offer I will also present the recent sales figures to show why we think it is overpriced and why our offer is what it is. A lot of the time the sellers will say "We had a feeling that is what it was really worth, but we were just hoping" and end up signing the offer as is.
