Northlake Forest located in the NW Houston community of Cypress, TX had six homes sell in the first quarter of 2011. Prices ranged from a very LOW 130,000 for a foreclosure backing up to Spring Cypress all the way up to $320,000 for a 4500 sq. ft. home with an amazing lake-view lot!
Interestingly, half of these homes had a pool. Having a pool versus not having a pool did not seem to affect the price per square foot greatly. I excluded the foreclosure from the price/sq. ft. calculation, which showed a price/sq. ft. of $77 for homes selling in Northlake Forest. Average number of days on the market was 134 or about 4.5 months.
