The things I learned from Real Estate (and not from the movies)

1. It's ok to fire a client. Don't forget, you're the boss.

2. Don't take sides - stay out of the discussions between husbands and wives or it'll bite you in the rear eventually.

3. Somebody has to lead - make sure it's you.

4. Be polite, but be firm - nobody likes a doormat.

5. Set deadlines - without them most people don't feel the need to act.

In addition to what you mentioned, Bettina, I've learned that Buyer clients change their minds about what it is that they're lookng for.  Don't roll your eyes, jusy go with the flow!
