Tax Time can be Taxing

It's tax time again !  I know, don't remind me, right?  

 

Some homeowners may be expecting a property tax bill for the first half of 2011.  So, in case you are wondering why your property tax rates seem to change every year and how they are calculated by the government, here goes:

 

Property tax rates and a property tax assessment are different.

The rate at which your property is taxed is an overall percentage

The assessment is a valuation of your property's worth

The government will use the valuation to determine how much money it is taxing

 

A property tax assessment is usually determined by the replacement cost of structures and property, or the market value of the property compared to similar properties.  Different rules apply depending on the respective state but the goal is to obtain an accurate value for taxable property.  Property tax rates can be directly impacted by reassessment which usually happen every few years. Upon completion of a tax assessment of an entire region, local taxing entities determine tax rates which can be determined in one of two ways:  divide its yearly projected expenditures by the assessed value of all property in the region and assign a portion to each property or the taxing authority may use different tax rates based on estimated budgetary needs and choose what they deem a reasonable rate.

 

Taxes are not fun, I admit and when many of us have personal budgets which are tight these days, we watch every dollar that goes out of our own budget.  I think most people don't really mind paying their fair share of taxes because it's important to remember that property taxes pay for local services, such as police, fire, and schools and maintain infrastructure.  But it can be confusing and frustrating when taxes seem to fluctuate year over year.  There is an appeal process too, if you feel your property taxes are out of line.  Be sure to consult with your local tax assessor within the county where your property in question is located.


Homestead Exemption:
Also, first time homebuyers or veteran homebuyers purchasing a primary home - be sure you file for homestead exemption.  Consult your local county tax office for requirements and deadlines.  You only have a few months from the beginning of the year to file and it can mean hundreds in tax savings.  Don't delay, the deadline is coming up very soon.

You are right - taxes are NOT fun.  I am glad I have an accountant that does them for me and all I have to do is sign on the line!
