33 Homes sold in Iowa City in March to date. The number of homes pending or contingent rose to 122 from 111 last week. Pending or contingent means they are homes that have accepted offers and may still have contingencies on them to fulfill before they close. There are currently 556 active listings homes on the market in Iowa City.
We should expect lots of action in the coming weeks. This is the busiest time of the year when it comes to the number of buyers out looking for homes. That's due to a combination of events. The first is renters whose leases are up. They want to make sure they have somewhere to go and are not homeless in a couple of months.
Then there's the impact The University of Iowa and The UI Hospitals have on home sales as the biggest employers in the area. There's a lot of "changing spaces" going on at this time of year. For some it's the end of their 3 or 4 year stay in Iowa. For others it's just the beginning. What this means is lots of activity in an already busy spring market.
While I'm on the subject of buyer activity, as I mentioned last week, just lately I've noticed a surge of searches for the answer to the question. "When is the best time to list your home?" In case I wasn't clear enough in the last paragraph. If you're a seller and really want to sell your home, then you need to make sure it's on the market when the most buyers are out and about.
