 Laughter resounds through the room as the handcuffs come out of the drawer while I pull up the buyer agency agreement. Sometimes the road to building loyalty and trust is paved out of a little bit of humor. I’ll try to keep it PG-13. You see, it seems like I’ve read many blogs lately in which there have been several instances of buyer disloyalty toward his or her Realtor®. In Colorado, a Buyer Agency relationship is the “hiring” document to employ the Realtor to negotiate on the Buyer’s behalf.

Nonetheless, it’s common for relocation clients to try to “shop” a few Colorado Springs CO Realtors before making a commitment with one individual agent through the Buyer Agency Agreement. That’s where the handcuffs come in handy.

I have no problem sitting down with a buyer to acquaint him or her to Colorado Springs Real Estate. In fact, after an extensive in-office consultation, I’ll even show a few sample properties with no “hand-tied” commitment. I believe in earning trust before enforcing a commitment, and I do think that the interview process between a buyer and Realtor® needs to be mutual. It has to be a good fit for both parties in order for the relationship to thrive.

But hang on … at that second meeting, out come the handcuffs to ensure that we have secured our relationship through the Buyer Agency Agreement.

All kidding aside, before I fully invest my time into providing the utmost service (QSC – Platinum Certified), it is my typical policy to have a signed Buyer Agency Agreement before moving onward in the buying process of Colorado Springs Real Estate with my clients.

So, the short of it is that I put the handcuffs back into the drawer. I’ve discovered that there’s actually FREEDOM not bondage in creating a strong foundational relationship with the buyer. They are happy when they know that they have a real estate expert on their side fighting on their behalf. I suppose the handcuffs will have to come back out to make Gordon write another blog for me!

It is good to hear from you.  We are firm believers in a buyer's agreement, and yes it takes time to establish that trust.  In the commercial real estate world, many would say they would have their attorney look at it...so we rewrote the agreement in the simplest of English and gave them the right to cancel at any time.  That did the trick.  We also backed ourselves up by registering each person we brought to a site.  We had one client who did not want to sign, I just kept showing him properties that suit his needs as they came up and properties no one knew anything about.  He was so impressed, he became one of our best repeat clients, and to this day we are friends.  A

Having had handcuffs offered to me and been scared away as a client it all Gordon comes down to having an escape clause. Then there is comfort level by the client if the "marriage" doesn't work out. Some agents want the handcuffs on you at HELLO.

Hi Cherise and Gordon, This made me laugh - good humor.  Cherise, I find it difficult to ask for the BA at first, often when I explain the different types of agency the buyers request it.  I think you do an excellent job of having systems and procedures in place, and I hope you will let Gordon out  on good behavior!  LOL
