Are you really the neighborhood expert or do you just say so?

There are a lot of neighborhood experts.....or so it seems.

How can you tell a neighborhood expert?  Well they tell you.....or that is what they say on websites, business cards and ad print. 

So who is the real neighborhood expert?

  • The neighborhood expert actually knows the neighborhood. 
  • They know the schools
  • They know the businesses that cover the area
  • They know the demographics
  • They know the average incomes
  • They know the education levels of the residents
  • They know the crime rates
  • The know the home styles and features
  • They know the tax base
  • They know the bus routes
  • They know the trails
  • They know the entertainments
  • They know the best pizza place
  • They know home values
  • They know sales statistics
  • They know who listed and is going to list
  • Neighborhood experts actually sell houses in the neighborhood

The neighborhood expert knows more than what anyone can google.  The neighborhood expert know the roads, the shortcuts.  The neighborhood expert works the area, not just once with a listing, not with mailers they work the area and know the residents many by name.  When you can walk a neighborhood handing out a flyer and someone says.....who's house did you list now!  You know you are the expert they will turn to when it is time to sell.  I herd a comment the other day....when an agent told of his new listing....oh that is where Katie is Queen, she gets all the listing in there.   I said on my way through....looks like one she didn't get!

Neighborhood experts create a strong presence, other Realtors stay away because they do not want to go through all the effort it will take to get a listing in the experts area.

So are you the neighborhood expert or are you just saying so?

You are so right. Neighborhood experts better know their numbers when they are talking about the neighborhood.  I try to be the expert in my neighborhood by knowing what has sold, list to sale ratio, number of actives, turnover, square foot price, proximity to certain locations, employers, etc.

Listening to your Needs
I know where to get it. I do many neighborhoods and do quite well. The figures are so misleading that each house has to be viewed on its own. I would think that would work well when you have subdivisions of similiar homes. Not all areas have subdivisions which started in the 1940s.
